"what's My House Worth?" How To Get An Exact Value In 30 Minutes Or Less
Real estate investors are constantly buying and selling investment properties, and the need to know a house's values arises even more frequently than the average homeowner. Therefore, it makes sense to not only have a system in place for getting accurate valuations, but in a speedy manner since you've got deals to do and money to make.
Here are several speedy ways that I have found helpful to find out what your house is worth:
Fast Tip #1: Just ask an agent for a freebie
Real estate agents control the Multiple Listing Service, which is the #1 database for housing data. Any licensed, active agent has access to this database and can find out in 15-30 minutes what other houses similar to yours have sold for recently.
You may have friends who are agents and wouldn't mind taking a few minutes to help a friend without thinking of compensation. If you do, then this is likely the easiest way to get a value quickly.
Fast Tip #2: Get help from an agent in return for something
Obviously, real estate agents are busy and don't all have time to give people free market analyses without any compensation. Nor should they have to. But there are a few ways you can compensate them without having to use their services right away to list the house. These work especially well when you don't plan on selling for a while, anyway.
You can offer them a flat fee for their time, to make offers on investment properties through them, to list the house in question or other properties of yours with them someday, or even to provide some service of yours for them in return.
Fast Tip #3: Use the internet to get values.
There are several sites available, like Zillow and Homegain, where you can find out what houses similar to yours are selling for. The downside is that not all sales are represented here, and sometime the data is old.
They may not take property condition into consideration, and claim that two houses with 3 bedrooms and 2 bathrooms are worth the same amount, even when one of them in practically dilapidated.
I have used these three methods myself with success over the years without having to become a real estate agent myself. I recommend getting familiar with them and befriending many agents in advance, so you'll always have people to ask for favors when needed.
