20 Ways To Increase Your Property's Value Part Ii

When I first got started investing in real estate, I didn't have a lot of money to play around with. I had to find easy, economical ways to increase the value of the properties I invested in so I could squeeze the most profit possible out of every single property.

I developed a checklist of things I could do to increase my properties values at the lowest possible upfront cost. Each item is meant to increase the value of the property by at least twice as much as the cost of the upgrade.

1. If the property has no landscaping, you should be sure to put in at least some minimal landscaping. This is important to get people wanting to see the property. Good landscaping welcomes people to enter your property. Putting a clean edge around your yard with mulch will really give a yard a neat look. Adding flowers and small shrubs is a great way to enhance the curb appeal of your property. Understand it does not take a professional to do this work. Remember the simple things go along way and will also enhance the properties appeal and more importantly it will add more value!

2. Remove any refuse or debris from the yard. This goes hand in hand with landscaping. Make sure there is not a broken down car in the driveway or old appliances hanging out in the backyard. The outside of the home is the first thing a prospect sees. If the yard is full of junk, it's not going to leave a favorable first impression.

3. Repair or replace any damaged windows or screens. If the windows are broken people will think the home is not secure and not safe.

4. Replace the front door if it is older or damaged. Everyone is looking for security as a solid investment or a possible home.

5. Put out an attractive welcome mat. This makes the property seem homey and inviting.

6. Put in a few decorative features inside the property. The homier the property looks, the easier it will be for prospective buyers to picture themselves living in the home. A spice rack in the kitchen, a fireplace tool set by the hearth, a pretty area rug on wooden floors, and a couple of vases of flowers can go a long way toward making the home seem warm and inviting. Also every realtor trick is to use the smell of fresh baked cookies or cinnamon buns to welcome new buyers.

7. Be sure to hang some attractive curtains. This does a lot to make the home look more like it would when occupied, and it costs very little.

8. Paint rooms in a warm, neutral color. Avoid colors that may be disliked by a significant number of people, like green, and don't use white, which may seem too must like a hospital to some to appear homey. Try colors like off-white, ivory, or a soft, gentle yellow.

9. Repaint the exterior of the home if it is an unusual color or if the paint is cracked or appears old.

10. Repair or replace the driveway if it is cracked or damaged. A driveway that appears very old or damaged will make the property itself seem like it wasn't taken care of.

These are all quick and easy ways to increase the value of a property. They require very little upfront investment, allowing you to squeeze the most profit out of every investment. The main thing to remember is that a home needs to look like a home. If people can't picture themselves and their family living in the home, they aren't likely to buy it.

A lot of people tend to think that they have to invest a lot into things like replacing carpets or central air units in order to increase value, but that's not necessary unless the items are very old or damaged. You'd be surprised just how much a home can increase in value from the simplest of things. The most important thing you can do is to make sure the home looks like a home and not just a bare building, because someone will be living in the property. It should feel like home to them from the very first moment they drive up to the yard.
