The first thing that condos must have is a self sustaining association. While this may seem like a drag to you at first, associations are really there for your benefit. Think about it; any rules that you are forced to adhere to are not only there to ensure consistency among the tenants, but also security as well. Usually rule breakers are dealt with on a progressive disciplinary level, which is good for you should you have a problem with another tenant. The second thing that condos must have is a low ratio of renters to owners. If you are an owner, the last thing you want to deal with is a careless renter who just wants to abuse the amenities and break the rules. Inquire about the ratio of renters to owners before you purchase the property to avoid any unwanted drama. The third thing that condos must have is adequate maintenance on the property grounds. There is a good reason why as an owner you would have to pay association dues. These dues are supposed to go towards paying for the upkeep of the property grounds and such. If the property is not well kept, you can rest assured that someone is not doing their job. Also, if the association is lax on the maintenance, then they also may be lax on other things as well.

Regardless of whether or not you are new to the real estate scene, or this is a subsequent purchase for you, more often than not, potential buyers limit themselves with respect to viable options. This is particularly relevant for those who are convinced that condominiums are too expensive or that one has to fit a certain profile in order to be able to afford one. In light of this, you may not be interested in checking into this real estate option, but the only problem is, you have no idea what you should be looking for.
