Bad Credit Mortgage, Is It Possible?

Are you looking to obtain a mortgage loan and your credit is bad or poor? Many lenders will tell you that you need to have a certain score to even be considered. This is not always true. There are many life altering factors which can adversely affect your credit. Many of us can relate to credit issues due to the current economic condition. This is one of many reasons a person’s credit rating can decline. It can be due to health issues, job loss, inability to work, or unexpected financial responsibilities, there can be many contributing factors. When looking for a home loan it is important to look at your personal situation and try to determine what your best options are. It may be that you should wait until your credit does improve. If not, this is when a bad credit mortgage may be your only option.

There are many different types of mortgage loans available with a variety of options. They range and vary as much as credit scores and rates themselves do. Most everyone is aware of the credit score and rating system. There are other factors determining eligibility besides a credit score. One is loan to value or LTV. An example is that the seller may be asking more than the appraised value. The mortgage company or bank certainly is not going to approve financing for more than its actual worth. There are simple solutions to this particular example, but it can be more complex and difficult to overcome. Another factor that is considered when you are applying for a home loan is debt to ratio or DTI; this simply means do you have enough money left after financial responsibilities are met to pay the mortgage payment.

All of the above factors are examined in determining issuing finances. Those who are in good credit standing receive the best rates and lowest payments Careful planning and keeping your payments current will result in a better FICO score which then helps you get better financing because lenders traditionally charge points resulting in higher interest rates for people with bad credit In some cases they will refuse the loan altogether, but there are other lenders you can consult.

When consulting with brokers and lenders, be aware that not everyone will operate in your best interest. Many times those with poor credit are taken advantage of. Before signing documents, do research to insure you are not being treated unfairly or being taken advantage of.
