There are many different ways to advertise your rental property. The more people that see your advertisement the faster your home will rent. The most popular source of advertisement today is the internet. You have the ability to blast your listing to many websites and as a result, you will receive more exposure and more potential renters.

One of the things we use is our Company web site. As long as your website is optimized and showing up in Google, this works extremely well. We also use Rentals.com, Craigslist.com, ZTucson.com, DMAF Base Housing, Back Door, Hotpads, Kijiji, Pima County Housing (Section 8), and GoSection8.com (Phoenix and surrounding areas). DMAF Base site is sent out to all military personnel nation wide for those soldiers receiving transfer orders. Most of the sites we use are national but it is more important and effective to use sites specific to your. In the past we used the Arizona Daily Star Newspaper but found that 97% of our traffic comes from the internet, signs in the yards, and word of mouth. Of the traffic we received from the News Paper we found that less than 1% qualified, which did not make it cost effective. The idea is to get as many of the best qualified applications as possible. The more interest you create, the more applications you will receive, and from there you can find the best possible qualified tenants.

One of the best tools for any business is word of mouth. Businesses need to make the effort to satisfy every customer. One person may tell 20 people about a negative experience. That same customer may only tell 1 or 2 people of the positive experiences about your company. Negative press, especially if spread via the internet, can be immensely damaging to a business. If you treat your tenants right they will in turn pass this on to others who will also become tenants. You can also ask for letters of recommendation from your customers after they have had a pleasurable experience. Potential tenants love to hear how you have helped out others in their same situation. It gives them a sense of security. After they have signed a lease, it’s up to your company to treat them like gold and make sure the expectation you have given them are met.

In the property rental business, having for rent signs in the yard is a crucial step to getting exposure and the phone to ring. People have a tendency to prefer house hunting without the pressure of an agent with them. By driving around the different neighborhoods they can see the houses that are for rent, the surrounding area, and even talk to the neighbor which always works well. It is extremely important to make sure the homes are in their best condition in order to make a great first impression. You never get a second chance to first impression. It is also understandable that not all homes will be left in a favorable condition after a tenant moves out, which is why most rental businesses provide a maintenance crew for their landlords. If our homes are in disrepair, it obviously makes an unfavorable impression. The more sources you can find to list your property, the bigger the response will be from potential tenants. I have listed only a few internet sites available at little or no cost. With a little effort and searching on the internet, you can find thousand more. Remember to post on as many sites as you want, the more exposure you have the more traffic you will get.
