Choose A Home Builder

Once you've chosen a floor plan, you have to use the builder it belongs to, since floor plans are copyright. But you will probably be happy with two or three floor plans, so how do you choose which is the best builder to go with? Firstly, check out all the builders' credentials. This will include their licences, insurances, warranties and public liability documents.

The builder's reputation is also important. Ask for the names and contact details of the previous customers and see if you can inspect their homes. Find out if they had any problems such as shoddy work or a late finish. You need to have your home finished in the time specified or close to it, rather than waiting months for the completion of work.

Once you've narrowed down your choice, get at least three quotes and compare them. Make sure that they are quoting on exactly the same costs and find out for sure what is included in each. The brands of fittings are important too. You don't want shoddy fittings in a brand new home. Some builders will alter a display home to suit, but expect to pay for this. Structural alterations are the most costly.
