However, planning permission is not required if the volume is less than 115% or 70 cu. m. of the total volume of your dwelling. It means that if you want a 50 cu. m. extension for your kitchen, along with a 55 cu. m. conservatory, then you need a planning permission for a 105 cu. m. volume. You do not need planning permission if you do not cross the limit you already have been allotted to develop. Rules and regulations are the same for the Semi-Detached and for the end of Terrace or Terraced Properties. Only, in case of Terraced properties, permission up to 50 cu. m. volume is allowed. You definitely need permission for the conservatory if you have already extended the area of your property according to the permitted development area. In case of a maisonette or flat, no development rights are permitted and you require planning permission for every development. Residential properties, sun rooms, or conservatories are generally let off under the Building Regulations Act 1991. There are certain criteria that are required to be met for exemption of a conservatory extension. These are given below: 1.The conservatory extension needs to have a floor that is not more than 30 sq. m. 2.The extension must have a translucent or a completely transparent roof. 3.The area formed of windows should be at least half of the total wall area and walls of the extension should be considerably glazed. The roof should be formed out of some translucent material such as polycarbonate sheets or glazing. 4.There are no drainage facilities such as WC, washing machine, or sink, in the extension. 5.There needs to be a door that permanently separates the extension from the remaining part of the property. 6.Radiators in the conservatory should be controllable. If the conservatory consists of heating installations, then they should have their own separate on/off temperature controls. 7.The extension needs to be located at the ground level.
