What do you look for in a storage unit? Would you look for the same thing as you would look for in a house or an apartment? Would you go and visit the place that could potentially hold your personal belongings?
Not everyone has the same standards for their belongings. Not everyone has the same standards for services. One thing storage facilities can be sure of is that one benefit or feature may work for one customer but not another. You will find most facilities will have the standard four walls and a door on their units. But will you find security? Will you find it clean? Will you find it to be a convenient location to your home? One has to look at the facility to see if it will work for them.
That is the beauty of a site visit. If you do not let the customer know they are welcomed to come and take a look at your facility then they will not know that is an option. They cannot see what you have to offer them until they stop by and actually see what they are getting for their hard earned money. Once the customer comes into the storage facility they will get a better knowledge of what it is all about if they have never had to use before. When someone says that its their first time storing than you know that they do not really have a grasp on what it is they are paying for.
Some customers are only concerned with the price. Some are only concerned with the security of their items. Some are only concerned with the location. There are a variety of reasons a customer picks their facility, so in order to sell them on other amenities or features they need to stop by and really see what they are getting. Because what you may find is that one thing they had to have may be able to turn into another. If their main concern was security and your storage facility is not necessarily Fort Knox, but you have some other features that the customer may really like over the facility down the street that may be locked up like Fort Knox. That facility may have a huge problem with mice for instance, but your facility does regular pest control. That may be a selling point for the customer, yeah you may have a little less security but the other facility pest control is better. That all depends on the quality the customer is looking for in their budget. The facility may be able to gain a customer by letting them come by and take a look at your pest free facility. Seeing is believing, and it is especially true in this case.
There are many selling points that you can turn into a rental just by getting the customer to do a site visit. So they can see the differences, encourage them to visit the competitors too. This way they will get a better idea of what is out there and what each storage facility has to offer. Whatever the customer may be looking for will surely be at one facility or another. Show that you have the best to offer and the site visit will pay off in the end.
