Have Real Estate For Sale In New Zealand? What To Look For In A Good Salesperson
What should I look for in a good salesperson? 1) Dedication The first sign of a good salesperson is one who is dedicated to you. Never should a vendor feel as if their salesperson has obligations that outweigh the sale of that vendor's property. In reality, the salesperson will in fact have other obligations, but the sale of your property should come above all else. A dedicated salesperson should always bring you any offers that they may receive in person, this way they can explain to you, face to face, the circumstances surrounding each individual offer. Never forget the salesperson works for you, therefore when dealing with offers on your property a phone call should never suffice. 2) Informative A salesperson should always keep the vendor well informed. For most people the sale of their house in New Zealand marks one of the largest monetary transactions they will ever be a part of. A vendor should never be left wondering how a conversation with a prospective buyer went, or how much interest there is in their home. A good salesperson will always keep their vendor as well informed as they are. A vendor should expect at least one written report per week on the status of the marketing campaign including all interested parties, current marketing strategies, current offers, and any other relevant information. These reports are useful tools in deciding whether or not to sell your property and at what price. Additionally, a vendor should expect a phone call from the salesperson at least once every two days if not more frequently just to keep the vendor informed of the current marketing process. 3) Realistic A good salesperson is always realistic. For example, no matter how much it may hurt the vendor to hear that their house for sale in Herne Bay is worth $100,000 less than what they thought, a good salesperson should always present their vendor with a realistic picture of their property's value given current market feedback. At no point should the salesperson provide a vendor with an unrealistic figure of the property's value, interest in the property, or any other factor surrounding the sale of the property. For this reason, sometimes it may appear to a vendor like the salesperson is doing a poor job because they have brought the vendor a few offers below the vendors asking price or expectation. In actuality it may not be that the salesperson has done a poor job but rather it may be that the vendors price is far above the actual market price. Therefore it is not a poor job on the part of the salesperson, but rather unrealistic expectations on the vendors part. 4) This last factor is paramount, a good salesperson will never loose focus of their primary role, to obtain the best price the market will sustain. Property in Auckland or anywhere in New Zealand is not unlimited and neither are the salespeople.Although these principles seem basic, not every salesperson exhibits all of them. Many have worked in the business too long, others just don't care. But when you find a salesperson who possesses all four of these characteristics, hang on to them because it is that salesperson who has their priorities straight and will be able to secure the best price, given the current market, for your property.
