A lot of times you will see a sign in front of a house that reads, “house for sale by owner”. We all know when we see these signs that the person that owns the place is trying to sell it without the help of an estate agency. Generally people do this in an attempt to save money and keep from having to pay the fees that the professional agents would charge.

When you hire an estate agency to sell your property they will list the property on their web site and if they have paper catalogues of places for sale they will place them in there also. They will put a sign in the yard of the property telling people it is for sale and the name of the realtor to contact. The agents in the office will personally contact any clients they have that they think may be interested in the property.

Next the people that work for the company will accept all of the calls concerning the place. If a person is interested in looking over the house the company will schedule a meeting and they will tell you when it will be. You do not need to be there because the company will send an employee to show the prospective buyer the house and answer all of the questions the buyer has.

If the person decides they do indeed want to purchase the place then the agency will sit down with them and help them to fill out all of the papers that are necessary to get financing on it. These professionals know the different lenders and the requirements of these lenders and they know how to help get loans of this type approved. They do this for a living and they will take care of every detail for you and as many details as they can for the interested party that wants to buy.

When they have the financing ironed out then the agency will set up a meeting called a closing so that you can meet with your buyer and sign all of the necessary papers and receive your payment. The agency will coordinate the time and the place between all of the interested parties trying to make it as convenient for everyone concerned as possible. You go to the closing and sign the appropriate papers and receive the money. You will shake hands and leave with the whole ordeal handled neatly and legally.

When you choose the for sell by owner mode of selling your property in order to save on those agency charges you are going to have to show the house to all prospective buyers yourself. You are going to have to be available to answer all of the phone calls from the many people that see the for sale sign. You are going to have to pay to place advertisements in the paper to try and increase the number of people that know that the place is up for sale. You are going to be very busy.
