No one wants to get scammed by a dodgy builder, but they do exist, so here are some hints on how to recognise them.
- They solicit work by doorknocking. A good builder does not need to get customers like this.
- Offers to fix something for you for a good deal because of stuff leftover from another job.
- If they demand cash payment up front. You probably won't see them again once you part with that cash.
- They have no business address or telephone number.
- They ask you to obtain all the necessary permits. It is cheaper for you to do this actually, so it may not be a sign of scamming - but it can be.
- They offer a special price for your home to become a demonstration model.
- They request full payment before they've done anything. Paying them a deposit is okay, but not the full amount, when nothing has been done. A reputable builder works with an overdraft.
- The builder suggests you use a lender that he 'knows' for a better finance deal. Watch out you don't sign your house over to him.
While we all like to get a bargain or a good deal, remember that if a deal sounds too good to be true, it probably is.
