Recovery has been strongest in communities like Avondale, Glendale, Maricopa and south and west Phoenix-areas plagued by a glut of lender-owned homes last year.
For the first half of the year, Phoenix saw the nation's second-highest foreclosure rate, with one in every 30 homes slapped with at least one filing. The rate of Phoenix foreclosure is expected to climb as unemployment mounts.
A short sale typically is executed to prevent a home foreclosure, but the decision to proceed with a short sale is predicated on the most economic way for the bank to recover the amount owed on the property. Often a bank will allow a short sale if they believe that it will result in a smaller financial loss than foreclosing as there are carrying costs that are associated with a foreclosure.
Out of the many down home markets in the U.S., Phoenix is one of the worst. Phoenix foreclosures are common and now home buyers are capitalizing by buying up these Phoenix short sales.
