American’s love taking things to the extreme: extreme sports, extreme makeovers, and now, extreme home selling.
No. I’m not joking. Just follow along, here.
It would seem that, with the current challenge of selling homes, some people have decided to take home selling to a new level by trying some extreme tactics to get their property sold. For example, one San Diego broker was offering a two-for-one deal: Buy a home priced over one million; he’d throw in a property valued at $400,000 or below for free. Seems like the perfect solution for where to put your mother-in-law when she comes out for an extended visit, right? Even though no one took him up on the offer, this broker was still able to sell off all of his expensive homes.
Some people have thrown in a car, most often a used one that they have been trying to sell already. Others have sold raffle tickets, with the amount earned over the listing price going to a charity. It’s also not uncommon for a seller to offer a flat screen television or a new washer and dryer in the attempt to find a buyer faster. There have even been homes offering free vacations and insurance against future value declines (could turn out to be a costly offer for the seller).
So, how well does this work? It depends. If someone is choosing between a few homes that they already like, and that are very similar in features, a freebie might make a difference. If everything else is the same, a new TV is a new TV. Most people will pick the home that offers more.
At the same time, however, offering to pay closing costs or to give the buyer money towards a down payment or other expenses might mean that the buyer is actually able to buy the home. Gifts of that nature are usually preferred. A vacation is great, but not if you can’t quite afford to buy the home in the first place.
These tactics aren’t new, or even that original. A lot of them have been used for years to get people to purchase timeshares, and they’ve worked. Transferring that idea to traditional real estate certainly isn’t a stretch, and it may be just what is needed to get an on the fence buyer to finally go ahead with the purchase.
