Appliances are one of the most overlooked parts of selling a home. You probably know that all major appliances, such as the washer and dryer, stove, and refrigerator, are left behind when you move for the people buying the home. They are considered part of the home when you sell, unless you work out a special arrangement with the buyers.
When you are getting ready to sell, make sure you pay special attention to the appliances. Clean them, inside and out, paying close attention to any small nooks or crannies. You might not notice the bit of spilled jelly in the fridge, but a potential buyer will. If anything needs to be replaced, such as the burner drip pans on the stove, do that before you show the home. Any smaller appliances that are going with you when you move should be put away. This also cuts down on the clutter in your home.
Any detergent, dryer sheets, stain treatments, or other supplies in the laundry room should be kept out of sight while showing your home. Make sure there are no clothes left in the washer or dryer; potential buyers may want to look inside to see how much clothes they can hold. Make sure the dishwasher is also empty, and free from any residue or odors.

Even appliances that are a few years old may have many of the energy-saving features buyers are looking for. Make sure that these features are put into the listing for the home. Also, if you have a transferable warranty, be sure to mention that as well. If you can purchase an extended warranty to cover the first year the new owner lives in the home, that is even better. No one wants to move into a home, and then have to replace a major appliance or two soon after.
Obviously, the appliances aren’t the most important concern when selling your home. But if you have older or worn down appliances, and your home hasn’t sold after a few months, it might be a good idea to update to some newer models. You’ll be able to ask a higher price for your home as well, or at least not have to consider as much of a price cut. If buyers are torn between two similar homes, they may choose the home with the better appliances, saving them a costly upgrade later on. You want to make sure your home is the one they choose.
