When you’re preparing to sell, you need a team of the best advisors on your side to help the process go as quickly and easily as possible. Here is a listing of the professionals you should consider hiring before you sell your home.


Real Estate Agent: This is the person who will be working with you on a regular basis to sell your home. Your real estate agent should be someone you feel comfortable with. They are responsible for listing your home, working with the buyer’s agent, answering your questions, and a dozen other tasks that are part of selling a home.

Real Estate Broker: A broker is a real estate agent who has gone through extensive training to become a leader of other real estate agents. Your real estate agent may be a broker as well, or your agent may be overseen by another agent. Make sure you take the opportunity to meet your broker; they are responsible for making sure the experience of selling your home goes well for you.

Property Inspector: The condition of your property determines, in part, what you will make off of the sale. Bringing in a property inspector, before you list your home, can be an eye opening experience. Ask about any easy fixes that could raise your selling price and for any potential problems that could make it difficult to sell.

Escrow Officer: Having a neutral third party to handle all of the money and documents for both the buyer and seller can prevent a lot of potential problems. Both you, and the buyer, will feel better knowing that someone with no stake in the sale is keeping an eye on everything, and playing referee if needed. The escrow officer handles a lot of the tiny details of the sale, but they are also in charge of holding and distributing funds, such as any payments required to close the sale (paying off old loans, for example).

Financial and Tax Advisors: Selling a home, and buying another one, can have an impact on your overall financial status. If you’re selling your home at a loss, or buying a more expensive home with the proceeds from your current home, you need to see how the sale fits into your financial goals.

The most important part of your team, however, is you. Everyone else is an advisor, not a decision maker. And if someone isn’t constructively helping you meet your goals, or if you don’t feel comfortable with someone on your team, you can always replace them if you need to. You need to have a team that has your interests in mind, and that can make your sale happen.
