What’s a Dr. without patients? An attorney without clients? A teacher without students? They are the same as a real estate investor without leads—broke and out of business.
The only way to make money in real estate is to have a constant stream of leads coming in. Here are just a few ways to get those leads to come rolling in.
Internet – Create a website. If you don’t have a website you don’t have a business. You can be up and running for as little of ten dollars per year if you want to do it yourself or several thousand dollars per year for a site with all the bells and whistles.
Bandit Signs—Your 24 hour salesperson. Purchase a bundle of 100 for as little as $400-$500 and place them all around your target area. Major intersections and highway off-ramps and on-ramps are some good spots. Make sure to check your local sign ordinances as some towns prohibit the use of bandit signs.
Flyers—Cheap and easy, but can be very effective. Pass them out in your target area. Go door to door, (or hire someone to do it) just don’t put them in mailboxes.
Pizza Boxes—Partner up with your local pizzeria. Create a flyer with half of the space dedicated to coupons and the other half dedicated to your advertising .
Classified Ads—You can use both internet and print ads. They range in price from free to more than one thousand dollars. Try to list in the “Real Estate Wanted” section. Remember that less is more when creating your classified ad. Keep it short, sweet and to the point.
Billboards—Stationary billboards are great, mobile billboards ads can be even better. This method can be very pricey so make sure you do your homework.
Word of Mouth—Tell your family and friends that you invest in real estate and ask them to let you know of anyone who is interested in buying or selling a home.
Remember that real estate investing is purely a numbers game. The more leads you generate, the better your chances of buying/selling . The more offers you make, the more money you can put in your pocket.
