Marketing To Sellers: Find Your Best Method And Follow Through
I know by now you may think you have figured it all out on which method truly will suit you best for marketing to potential sellers. But you have to remember that everyone is different and not everyone will respond to the same methods. I personally would stay away from running ads. The truth behind those-they don’t produce much at all. What you need to realize is that direct mail of any type to a targeted list is always going to produce for you. This works especially well with out-of-towners.
Signs may not work so well, because those are only going to work as long as the city allows you to have them up. You may be thinking about your lists, wondering why it isn’t working for you 100%. The question you should be asking yourself is- are you being careful with these lists?
Think about whom you are getting the lists from. Is the information current? Better yet, is the information correct?
Let’s take a look at another situation. Say you are assembling a new bookshelf or a piece of furniture. Instead of following the directions, you have decided to just put the shelf together like you have done with other bookshelves (or furniture) in the past. Halfway through you realize this isn’t going to work. So would you start from the beginning doing the exact same thing?
Of course not!
You would look at the information to make sure it is correct! That is exactly what you should be doing with your letters-and everything else for that matter!
Too many times people just resend their letters not double-checking the people they are sending to…or the content of the letter. Are you sending to the wrong group of people-think about your property and think about your target audience.
This is huge people!
You want to make sure the information you received on the addressee is correct, you not only want, but also need to make sure your information is correct as well. It really boils down to trying to identify the problem. Anytime a piece of the puzzle is not working, try to find that piece before you move on to solving a whole new puzzle.
One of the more common mistakes where this practice occurs is the price-lowering of property. Too many times I have seen people lower the price of the property because they don’t feel it is selling quick enough. My answer to that-garbage! Before a price should be lowered, you should always investigate why something isn’t selling. Is it the property itself or the marketing (be it poor or lack of)? This is the question to ask before going any further. Always follow through once you have identified your best method.
