‘replace Bathroom Accessories’ When Renovating To Sell

Home purchasing trends have evolved, it has been suggested, so when it comes to selling property, it is important to ensure houses and bathroom suites are ready to move in.

This is according to the Mississauga News, which explained that first-time buyers don't tend to be keen on renovation projects and there are various points to consider before putting a house on the market.

To that end, the paper suggested changing water fixtures such as taps and shower heads for an instant update to a bathroom suite, while installing new lights and painting the vanity unit could also have a similar effect.

"It is important to accept that selling your home is like creating a commercial that will appeal to as many people as possible," it was observed.

The Liverpool Echo further advised homeowners to ensure washrooms are clean, tidy and inviting, it could also be worth updating shower cubicles, toilets and other bathroom accessories if keen to make that sale, particularly if the current room is painted in an "unflattering shade from the 80s and quite a bit past its use-by date".

The news source went on to state that one of the major factors to bear in mind when putting a property on the market is most people expect to see a shower in these rooms, whether it be a separate cubicle or over the bath.

According to real estate news provider RISMedia, this could be more important than installing whirlpool baths or similar big-ticket items, as such appliances are often a matter of personal taste and could affect the sale of the house.

"Is an amethyst-crystal steam shower really something everyone will love?" it asked.

However, by replacing a "30-year-old, tiny showerhead" with a "large, rainwater-style model", the residence will take on a subtle spa-esque feel without costing the earth.

Additionally, the organisation suggested freshening up the vanity area by investing in a large mirror and putting in bright lights above it.

Now could well be the perfect time to consider selling up, as Peter Everett of estate agent Hamptons recently told the Daily Mail it saw a 280 per cent climb in interested buyers in December 2010 compared with 2009.
