San Diego Appraiser

A skilled San Diego appraiser must master the intricacies of a complex and varied real estate market. Simply looking at the age and condition of the property and calculating a price based on the citywide or countywide cost per square foot will not work in this market. The value of homes in San Diego’s many market areas varies dramatically based on factors like proximity to the beach, convenient access to major employment centers and the more subjective criteria of what constitutes a good neighborhood.

For example, in mid-2010 the average price per square foot for single family homes in the upscale coastal community of La Jolla was over four times the price in Escondido, in the northern inland portion of the county. Luxury condominiums share the market with inexpensive condo conversion projects where modest apartments are updated and turned into units for individual sale.

There are many school districts in San Diego County and their boundaries differ from city boundaries. A capable San Diego appraiser will have a strong knowledge of the impact that certain school districts have on the price of homes in their attendance area. Districts like Rancho Bernardo and San Dieguito have consistently high test scores. Parents are willing to pay a premium for houses in these districts. Houses just outside a prized school district may rate a significantly lower price.

The San Diego area has embraced environmental sensitivity in housing design. An appraiser will be familiar with how to calculate the value of solar panels, passive solar design and other “green” technologies. Water-saving devices may also add to the worth of the home. San Diego has very little rain and must import most of its water supply. An appraiser may determine that a home that uses significantly less water deserves a higher appraisal than one that lacks this feature.

Of course, a San Diego appraiser will also have a comprehensive understanding of the databases and technologies that provide current market information to all appraisers. Expertise in distinguishing the appropriate price for a home in a market where a significant number of sales have been distressed properties is also a useful skill in many parts of the county.
