Steps To Increase The Value Of Your Houses For Sale In The Philippines
Correct the flaws you can see (especially if they are affordable) – which can start from checking and oiling hinges on the doors to repainting dull lifeless walls in the living room. Fixing the physical flaws of the house can definitely increase the value of your home when you are ready to sell it on the real estate market. Now whether you are ready to take on a massive renovation or just a few small fixes to your house, here are a few ideas you can explore: 1. Paint – called the Botox for house. Everybody knows a fresh coat of paint in the right colors gives a new view of your house or wall. Visit your nearby hardware store like Ace hardware/True Value/Handyman to get a can of environment friendly paint with unpleasant fumes. This is not the time to experiment – stick to the basic colors for now, and let the new owners (who’ll hopefully buy your Philippines Real Estate property) decide when they settle in. 2. Landscaping – spend a few thousands on making your garden a haven of flowers and trees. Take inspiration from magazine if you want to do it yourself, or hire the services of a professional landscaper. Can take you back from P40,000-P100,000 depending on how big your garden or area is and how complexity of the design. You don’t need over the top plants – choose from the top 10 NASA plants to efficiently purify the toxins produced in your home. 3. Wash – can’t afford a new can of paint? Why not Wash? Give your house a good scrub down – the screens, windows, pressure wash walls, gutters, etc. Do the same inside. 4. Clean the floors - Got extra money to burn? New flooring does wonders. Try vinyl tiles in different shades and patterns. Can’t afford to do so? How about washing floors, steam cleaning carpets, filling up holes – make it shiny and clean. You’ll never know who’s going to step in your front door! 5. Face lift the kitchen – one of the most important parts of the house. Consider new plumbing fixtures, cupboards and countertops. It doesn’t have to be spectacular or something out of MTV’s Cribs. You just need it to be clean, presentable & usable. 6. This is probably the cheapest: clean your lighting fixtures – some can be deep in dust, admit it. Clean those by wiping with dry cloth or dusting it off, you’ll notice they’ll be brighter. Replace busted bulbs. Fix wirings (but be careful and I suggest leaving this to the professionals). 7. Renovate the bathroom – don’t be caught by potential buyers with a toilet bowl that doesn’t flush! How embarrassing! Make sure curtains are clean (no water marks please), missing grouts are replaced, and if you have extra money, repaint it to make it sparkly new again. No need to make it lavish – just clean, presentable and definitely usable. Want to add oomph factor to your bathroom? Install a new tub or sink! First impressions do last, especially when it comes to houses. People don’t want an old looking, used up house, they want something new and clean, and it’s your job to paint that pretty picture of a growing family, a good and new-looking house to them. These are just some ideas you can try out if you want to increase the value of your home for sale in the Philippines, but this you should remember: the value of the house depreciates over 30 years. After 30 years, the house value = zero! Your next best bet is zonal value which can rise and fall depending on several market factors. What other steps can you suggest? Do share!
