Buying a house is an incredibly exciting and simultaneously intimidating process, particularly for the first timer. Real estate has always been a popular form of investment, particularly when that investment doubles as a space to call yours and make your own. It is also an expensive investment. For most home buyers, the purchasing process involves a mortgage agreement that will take many years of large payments before it is resolved.

Given the great commitment of money, time, and effort that buying a home entails, a good home buying checklist is a necessity to ensure that no important detail, large or small, is overlooked before the papers are finalized. Even with a real estate agent handling the fine print, an informed home buyer should be aware of those necessary details both for personal comfort and to work better with the agent.

The first section of any home buying checklist depends entirely upon your preferences. Some of the specifications included in this part of the checklist should be the desired size of the property and the house itself, the preferred number of rooms in the house, any particular construction styles you favor, such as ranch or Victorian, and other factors that draw you to a property, such as a fireplace or a swimming pool.

Given that the properties first fall within the desired price range, this will narrow down the options on the market to a reasonable number. It is wise, however, to be flexible in those preferences if a good enough price can be obtained. It is a good idea to establish with your agent those items that are must-haves and those that are simply preferable. Particularly in such cases as mortgage foreclosures, a low enough price might leave enough room in your buying budget to make the improvements yourself to make the house your dream home.

The second section of the checklist should cover the area in which the property is located. Such factors as store locations and the presence of quality schools are important to families with children or with plans for children. For those who prefer to go without a personal vehicle, access to public transportation should be included here. Distance to your place of work is another factor, as is the average crime level of the area.

If both the home itself and the neighborhood are acceptable, the final section of the home buying checklist should be the condition of the potential property. This section will rely in large part on the results of property and home inspections, and will ensure that the house is in livable shape and healthy for you and your family.
