The first thing you need to do when you have decided to purchase a property and lease it to tenants is make sure the property is in good shape by having a thorough inspection. If there are any issues with the home that are costly, you need to know before you have purchased the property. You also need to ensure that you can charge enough for rent, based on the rental market in the local area; so that you can cover any expenses you have for the home and still make a profit. You certainly do not want to lose money on your investment. The next thing is to find quality, upstanding people to rent your property. Property management is much easier when you have tenants that respect the home and pay their rent. Always perform a thorough credit check and have a solid lease drafted so that you are able to seek retribution should any damage occur to the property as a result of those who are living there. Charge a security deposit and also consider having the renter pay first and last month’s rent when they move in. Take pictures of the property before the tenants have moved in, so that if there is some sort of a dispute over damage, you can clearly show to a judge what the property looked like before the renters began living on the premises. Also, make sure that you are in accordance with all laws in the area and do your research about new taxes you will have to pay as a landlord. You need to be savvy about the law when you own rentals, as there are many detailed laws you need to follow. You always want to be on the right side of the law and it can be incredibly costly if you are not. There is a lot of money to be made off of rental property management as long as you are wise and make sure you understand all of the laws.
