There are a few things that every real estate investor must have in place for the success of his or her business. Three things your business can’t live without are:
1. Marketing—Without leads you have no business. You must aggressively market within you target area if you want to be a successful real estate investor. Remember it’s all a numbers game. The more leads you generate the more profits you make. Less expensive marketing ideas are flyers, free internet classified ads, and bandit signs. Direct mail, billboards, tv, radio, and print ads tend to cost more. It is important that you continue to test and re-evaluate your marketing plan. Stick with a particular strategy for 3-6 months to determine its effectiveness . Keep the components that work and throw out the ones that don’t. Always be thinking of ways that you can improve.
2. Filing System—You must have a method of keeping all of your important information in order. Develop a filing/tracking system (whether manual or automated) for each of the leads you receive as well as for each property you buy and sell.
3. Answering Service—If you are like many people (whether your are new or seasoned) you probably have a day job. That means it’s tough to take calls on incoming leads during the day. And even If real estate investing is your full-time career, who wants to sit on the phone all day taking inbound calls? Hire an answering service to collect the pertinent information for each prospect who calls you. Then simply review the leads to determine if they are worth a follow-up phone call.
