Wasaga Beach Is Popular For Recreational Real Estate Investment

Although the Town of Wasaga Beach did not get to be recognized until January of 1974, its stature as the longest fresh water beach in the world has continually brought in both permanent and seasonal residents, especially from nearby Toronto. However, the amount of permanent townspeople has risen steadily -- from 12,419 in 2001 to over 15,029 in 2006, when the last census was undertaken.

As the numbers keep on rinsing, Wasaga Beach has earned a reputation as one of the fastest developing communities in Canada. The amount of transactions and the volume of Wasaga Beach real estate sold is climbing substantially -- especially since 2009 -- and new inhabitants are constructing houses as the demand for more seasonal properties is increasing, and cottages and weekend properties are springing up along the sought after water front.

Locals and tourists alike are drawn to Wasaga Beach by the the fourteen kilometers of safe sandy open beaches that is also home to the Wasaga Beach Provincial Park, which was given the coveted Blue Flag designation for its efforts to govern Wasaga's shoreline in accordance with international environmental standards. During the summer, locals and vacationers alike enjoy sunbathing and sports such as frisbee and running along the sandy beaches that are assigned a number from 1-6 -- with 1 and 2 being the most popular. The same expanse of beach turns into a wintertime mecca for sports buffs who arrive to hike and snow shoe on the well-groomed trails.

The expansion that Wasaga Beach has experienced has not been deterred by the major fire that levelled a large portion of the main street retail section and apartments as well as the pedestrian mall on November 30, 2007. Instead, the area is experiencing a massive development boom with construction currently taking place on a contemporary style beach front boardwalk with a plaza, dining, and an indoor/outdoor theme park attached to a monorail. To deal with the demand of the growing area, the area transit service, Georgian Coach Lines, has had to expand their routes twice since 2008 and offer service daily from 7AM to 7PM on an east-west route through the town.

The growing accessibility of amenities and goods in Wasaga Beach has helped push real estate sales up 65 percent in the first part of 2010 when put up against the same period last year. The month of March 2010 saw a whopping 50 percent increase which also had a positive affect on the adjacent Collingwood real estate sector. Even more reassuring were the price range escalations, up to 172 percent in a few regions of the Greater Toronto Area, with houses that were marketing for 300K moving into the 350K to 500K range. This type of price increase can, partly, be associated with recreational purchasers, but it also is a sign that Wasaga Beach is turning into a desirable retirement choice for more affluent residents who buy upscale properties. But undoubtedly the overall appeal of the Georgian Triangle 'quality of life' will continue to attract the attention in a broad range of potential purchasers who are drawn by the natural beauty of Wasaga Beach, but take pleasure in the convenience of having the services of Toronto that is just a a short drive away.
