What Are The Steps Involved To Ensure Proper Garage Doors Rolling?

Use of these products is beneficial as it is cleaner to work with them than grease and they also last longer as they are resist washing and dirt better.

Six simple steps to be taken, listed in the ensuing, could largely help with making garage door's maintenance easy yet effective. The first one requires a light oil or aerosol spray treatment of the springs over the top of the door. Among all the system parts, this is perhaps the quickest one to get worn; and new ones are priced at about $130. Since the springs rub against metal every time you move your door, proper lubrication is essential.

The next step involves lubricating the door hinges. The penetrant-lubricant plays a great role here, in helping you treat even those cracks that are hard to reach. Subsequently, the chains should be lubricated.

Every time the garage door is opened or closed, this chain travels along the trolley assembly; and thus needs to be well lubricated. This is where the Teflon based lubricants could be more effective, since less of the dirt and grime sticks to them.

After this, the bearing assemblies inside the rollers need to be lubricated. This simple remedy may be able to spare you the $500 to $2,000 cost of a replacement door.

Then on, the rollers themselves need to be lubricated. These rollers travel about 3 miles a year, on an average garage door. You may end up ruining your entire garage door system, by failing to lubricate them; thus causing the rollers to stick or close at non-uniform speeds.

Finally, the last step is to lubricate the trolley assembly, another part of the system where metals are in constant contact. Replacement cost of the trolley and automatic opener could set one back by up to $300, and so, it is best prevented by the basic lubrication necessary to reduce friction related damage. The key here is, remembering that maintenance doesn't get over with a single treatment or application. A good lubrication practice is not limited to the thoroughness of application, but also the regularity of the same; which varies according to different factors. Garage doors, in the vicinity of oceans, need to be lubricated more often, i.e. once every month; as compared to garage doors in drier regions that are adequately taken care of, with lubrication every four months.
