If you are considering renting out property that you own, whether it is a home, storage space, apartment, or store, then there are some important things that you need to know before starting this endeavor to be a prosperous landlord.

• You need a special insurance policy. As a property manager with renters living in your property, you are required by law to have a special insurance policy. You must ensure that you have this landlord insurance or you could end up losing massive amounts of money.

• You should get a lawyer. There are many legal aspects to renting out a property, so it is a very wise decision to budget money for a lawyer. A lawyer can help you draft a lease, explain zoning laws and explain your rights as a property manager. There are many laws that pertain to renting a property out, so it is absolutely vital that you contact a lawyer and discuss everything legal that you need to know. Legal disputes can come up with tenants and should you need to evict a renter you need a lawyer available to contact for help. Understanding the eviction process before you have to become a part of it is a good idea and a lawyer will help you to learn all of these important laws.

• Prepare to spruce up the property. If you are renting out a home or apartment, it is a good idea to do some routine maintenance and make some cosmetic improvements to attract quality tenants. A few coats of paint, carpet cleaning and landscaping can really raise the value of a property and allow you to charge more for rent. You will also attract more potential renters and a higher number of them will be suitable for the property.

• You will be responsible for anything that breaks or needs repair. As the owner of the property, it is your liability to handle any and all repairs should they be necessary. You must be available if your renters call you at any time of the day to come and handle a repair emergency. You need to be on hand and you also need to fix anything that has broken to ensure that the property remains livable.

Being a landlord can be stressful, but most often it pays off in the end. There is a lot of money to be made in renting properties, especially during such a difficult economic time.
